Point-Sol delivered a comprehensive LOD 350 as-built BIM model of a multi-family lofts building in Philadelphia, supporting a full renovation and apartment layout optimization to maximize unit yield. Working from floor-by-floor LiDAR scans delivered without color data, our team aligned and integrated the point cloud data across all levels - modeling architectural and structural elements, MEP systems, fire protection infrastructure, and full exterior geometry. Deliverables included the Revit model, a SketchUp model, 2D floor plans, and reflected ceiling plans.

The architectural and structural model was built to U.S. standards throughout: standardized opening sizes, incremental wall thicknesses, full ADA clearances, and no in-place modeling. The MEP-F model covered all four disciplines - mechanical, electrical, plumbing, and fire protection - with complete system connectivity, accurate vertical and diagonal routing between floors and mechanical rooms, clash-detection clearances, and correct family assignment across all elements.
